Ownership Structure

Equity Interest In The First Five Homes

Esterre ownership is not tied to one home, but rather an interest in our Phase 1 LLC that holds title to all five homes in the first portfolio with a total of 40 ownership interests. The ownership ratio per home is capped to 8 interests per home. Each owner will have access to the network of homes as they are introduced year over year.

12-Year Ownership Term

The 12-year term was chosen because we believe it offers a reasonable timeframe for owners to enjoy their second homes while avoiding the burden of an indefinite commitment. Typically, 12 years aligns with significant life changes, making it a natural point for owners to reassess their needs and goals.

At the end of the 12-year term, the homes in that Phase are sold, and the proceeds are split among the owners. Esterre receives 20% of the homes' appreciated value upon sale, not the total sales price. The remaining 80% of the appreciated value is distributed among the owners based on their share. This structure ensures that Esterre is motivated to acquire properties in prime locations, make strategic improvements to increase the homes' value, and maintain the properties to maximize their price at the end of the term.

Ownership Usage

When you purchase an ownership interest in Esterre, you’re guaranteed 32 nights each year (8 per quarter). In addition to those 32 nights, you’ll have unlimited access to any available properties within 5 nights of your arrival. If a home is available on the Esterre App within that 5-night window, those nights won’t count toward your guaranteed 32-night allotment. Your access to homes isn't limited to the LLC in which your interest is held. As Esterre expands, new properties will be acquired and added to the network. As an owner, you’ll have access to every home that becomes part of Esterre’s network.

Ownership Cost

The ownership cost per interest is currently $365,000, which is a fixed price. Financing options are available through Seattle Bank with a minimum $100,000 down payment and up to 84 months fully amortized. Interest rates will vary based on the term of the loan. Prices are subject to change.

Annual Operating Costs

The owner pays their pro-rata share of the annual operating expenses for the homes and other expenses in operating Esterre. These expenses include utilities, landscaping, housekeeping, maintenance, insurance, real estate taxes, accounting, reserves, and professional management. The estimated annual operating costs for 2025 are $12,800 per ownership interest. Our goal is to provide brokers with an opportunity to expand their business through a new, easy-to-use referral program. With equity ownership, your clients can have access to luxury second homes that offer the freedom to enjoy multiple destinations and hassle-free ownership without the inconsistency and expenses that come with renting.

How ComMission Works

If your client completes a purchase, you’ll receive a 3% commission for facilitating the introduction. We understand that these are your clients and encourage you to be as involved as you wish; however, your main role is simply to make the introduction. Once your client confirms their interest, the Esterre team will send you a referral form to complete, ensuring you receive your commission.
