Ownership Structure
Equity Interest In A Portfolio of Homes
Esterre ownership is an equity interest in a dedicated LLC that holds title to a portfolio of homes. Ownership is not tied to a single property, but to the entire collection within that phase. This structure provides flexibility, diversification, and access to multiple destinations.
Defined 12-Year Term
Each ownership phase operates on a 12‑year term. At the end of the term, the homes are sold and proceeds are distributed pro‑rata among owners. This clearly defined exit gives clients transparency and confidence—something many other fractional or co‑ownership models lack.
At the end of the 12-year term, the homes in that Phase are sold, and the proceeds are split among the owners. Esterre receives 20% of the homes' appreciated value upon sale, not the total sales price. The remaining 80% of the appreciated value is distributed among the owners based on their share. This structure ensures that Esterre is motivated to acquire properties in prime locations, make strategic improvements to increase the homes' value, and maintain the properties to maximize their price at the end of the term.
Fully Managed Ownership
Esterre handles every aspect of ownership so clients can focus on enjoying their time away. From routine maintenance to reservations, every detail is professionally managed. When you arrive there are no responsibilities or surprises.
Ownership Usage
Owners enjoy meaningful access with built‑in flexibility including 32 guaranteed nights per year (8 per quarter). In addition, you will have unlimited, space-available stays at no additional cost with the ability to book up to 12 months in advance. Your access to Esterre's collection expands as new homes are added to the portfolio. Usage of Esterre is intentionally designed to feel effortless, not restrictive.
Ownership Cost
Esterre offers two ownership options, allowing clients to choose the level of access that best fits how they plan to use the homes.
Premiere Ownership

* 32 guaranteed nights per year
* Unlimited space‑available stays at no additional cost
Annual Operating Costs
The owner pays their pro-rata share of the annual operating expenses for the homes and other expenses in operating Esterre. These expenses include utilities, landscaping, housekeeping, maintenance, insurance, real estate taxes, accounting, reserves, and professional management. Operating costs are transparent, budgeted annually, and shared evenly across ownership interests—no surprise assessments or hidden fees.
AGENT Opportunity
Our goal is to provide agents with an opportunity to expand their business through an easy-to-use referral program. This is not a sales‑heavy lift. Windermere agents can identify clients who are a fit, and make the introduction to Esterre. The Esterre team will work with you to ensure that your client is taken care of.
How ComMission Works
If your client completes a purchase, you’ll receive a 2.5% commission for facilitating the introduction. We understand that these are your clients and encourage you to be as involved as you wish; however, your main role is simply to make the introduction. Once your client confirms their interest, the Esterre team will send you a referral form to complete, ensuring you receive your commission.
